We reserve the right to amend the terms and conditions as appropriate, without detriment to guests statutory rights.
Limited parking is available to the rear of the guest house for guests on a first come first served basis. No liability will be accepted by Bosayne Guest House for any damage or loss of personal property or vehicles while parked within the boundary of Bosayne Guest House – ALL VEHICLES ARE PARKED STRICTLY AT THE OWNERS RISK.

All costs are based on bed and breakfast per night and as published at www.bosayne.co.uk. Discounts may be available for multi-night bookings as per available offers.
A valid credit/debit card is required to secure the booking, and you authorise the use of this card for any amounts that become due to Bosayne.
Group bookings – When group bookings of over 6 (six) persons are accepted by the owners, a non-refundable deposit payment will be required.
Cancellation and No Show Policy B & B:
Changes and cancellations to bookings made up to 5 days before the arrival date/time are without charge. The total value of the booking will be charged if changes/cancellations are made with less than 5 days notice.
Changes or cancellations by us
Very occasionally we may need to cancel your booking. In such circumstances, a full refund will be given, but we shall have no further liability to you arising out of such cancellation. We will however make reasonable attempts to try and relocate any confirmed booking cancelled by us to an alternative location similar in standard.
We may need to allocate an alternative room to you for operational or safety reasons. If we need to move you to a different room for which a lower rate is available than the rate at which you booked at, we will refund you the difference in the rates.
Arrival & Departure
Check-in: 4.00pm onwards – Latest Check-in is 7:00pm. Outside of these times please contact us. Check-out: 10.00am on the morning of departure.
Pets are not accepted in the main house, except Assistance Dogs.
Free Wifi connection is available to guests using their own devices. Guests will be required to sign a Terms of Service and Acceptance Use form prior to being given the access code for connection to the Internet through Bosayne Guest House router.
Candles and/or incense burners are not permitted for use in guest rooms due to a risk of fire.
Bosayne Guest House is a non-smoking facility. It is against the law to smoke in our establishment. Guests will be required to vacate the Guest House for any continued or serious breach of this policy. All accommodation costs incurred will be invoiced and early departure conditions will be implemented as detailed in the payment terms. The owners also reserve the right to invoice an additional cleaning charge of £100 to cover the cost of cleaning hard and soft furnishings, carpets, walls and ceilings for breach of this no-smoking policy Deliberate de-activation of any part of the fire alarm system will be considered a serious breach. Smoking may only be permitted within the front garden or car park to the rear. All cigarette butts must be properly and safely disposed of before entering the guest house.
The possession of and/or use of illegal substances is strictly prohibited at Bosayne. Any evidence of, or guests found to have illegal substances on the premises will be instructed to check out immediately.
Damage to fixtures & fittings
Guests are requested to report all faults and damages to fixtures and fittings to ensure repairs/replacement procedures are implemented immediately and to safeguard the property and the ongoing comfort of everyone. The owners reserve the right to claim full repair/replacement costs where it is considered that damage/breakage was caused through negligence. Guests are advised to take out personal travel/holiday insurance.
Guests are requested not to disrupt the comfort and enjoyment of other guests, the smooth running of the Guest House, our cause offence to other guests or members of staff. We reserve the right to refuse accommodation or services or remove you and members of your party from the Gust House, if in our reasonable opinion, we consider this provision to have been breached. Where this is the case we shall have no obligation to refund you for lost accommodation, or any other loss or expense incurred.
Bosayne accepts no liability and will not pay any compensation where the performance of its obligations is prevented or affected directly or indirectly by or as a result of force majeure or any circumstances beyond its control including, but not limited to, flood, earthquake, adverse weather conditions, natural disasters, acts of terrorism, fire or failure of electric power, gas, water, or other utility services, machinery, computers, vehicles or any collapse of building structures.
Limitation of liability
We will not be responsible for the loss or damage of any property left in the Guest House other than as required under the Hotel Proprietor’s Act 1956 or any other applicable law.
We will not be liable for any indirect, consequential or pure economic loss or any loss of profit, goodwill, or opportunity (whether caused by the negligence of Bosayne, its employees, contractors agents or otherwise.) Bosayne’s total liability shall not exceed the value of the charges received by it under the contract.

Proprietors reserve the right to enter the property if necessary during a guest stay but will provide prior notice whenever possible.
We reserve the right to amend the terms and conditions as appropriate, without detriment to guest statutory rights.
Full payment is due at the time of booking and is non-refundable unless we are unable to provide the accommodation. We recommend guests have adequate travel insurance. If a guest requires the use of the sofa bed, for use as an additional bed to those already provided in the bedroom, a single payment of £25 will be incurred, in addition to the cost of the reservation.

If a guest does not make a payment at the prescribed time, we reserve the right to cancel the booking. In this event, any deposit will be forfeited. If the client cancels after the booking is confirmed (notification of which must be given in writing) the full amount of the booking is payable, unless the property can be re-let. We, therefore, recommend holiday insurance. If the cottage is re-let covering the full period cancelled (and every effort we be made to do so) all monies paid will be refunded less a 10% administration charge. Confirmed cottage bookings are provided to guests on a NON-TRANSFERABLE basis.
Changes or Cancellation by owners
Whenever possible all changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking, we will, where possible, make alternative arrangements. Should these prove unacceptable a full refund of all monies will be paid.
Arrival & Departure
The cottage will be available from 4.00pm on the day of arrival unless alternative times are mutually agreed in advance. The cottage is to be vacated by 10.00am on the day of departure.
We, the proprietors, will always do our best to ensure the cottage is clean and comfortable upon arrival. Guests are required to leave the cottage in a clean and tidy state on departure. Appropriate cleaning materials and equipment is provided to assist guests. Guests are requested to report all faults and damages to fixtures and fittings to ensure repairs/replacement procedures are implemented immediately and to safeguard the property and the ongoing comfort of everyone. Guests will be liable for all breakages and/or damages caused during the period of letting howsoever caused (including pets). The owners reserve the right to claim full repair/replacement costs where it is considered that damage/breakage was caused through negligence. Guests are strongly advised to take out personal travel/holiday insurance.
Well behaved pets by arrangement only. Pets are not permitted in the bedroom area. Assistance dogs have no restrictions. Guests are responsible for ensuring the cottage is clear of pet odours and animal hairs/fur prior to departure. Proprietors reserve the right to inspect the cottage before the departure of guests and levy costs for cleaning and/or damages caused by pets during your stay.

The owners also reserve the right to invoice an additional cleaning charge of £100 to cover the cost of cleaning hard and soft furnishings, carpets, walls and ceilings for breach of this no-smoking policy. Deliberate de-activation of any part of the fire alarm system will be considered a serious breach.
Smoking is only permitted on the cottage patio or car-park in front of the cottage. All cigarette butts must be properly and safely disposed of before re-entering the cottage.
