All guests should satisfy themselves with the terms and conditions detailed below.

Should any clarifications be required prior to booking a request should be made to Bosayne to avoid confusion/misunderstanding.

We reserve the right to amend the terms and conditions as appropriate, without detriment to guests statutory rights.

Limited parking is available to the rear of the guest house for guests on a first come first served basis. No liability will be accepted by Bosayne Guest House for any damage or loss of personal property or vehicles while parked within the boundary of Bosayne Guest House - ALL VEHICLES ARE PARKED STRICTLY AT THE OWNERS RISK.

Main House - Bed & Breakfast

Payment:

All charges are based on bed and breakfast per person per night unless mutually agreed otherwise.

A deposit of 20% or the first nights fee, whichever is greater will be required to secure the room. Deposits are non-returnable, however in the event of cancellation they will be held for six months and deducted from a new booking made within this time.
Please note should you leave before the end of your booking we reserve the right to charge 75% of the outstanding reservation. In the event of the room being re-let this amount will be refunded.
This is in accordance with the terms and conditions approved by the Cornish Tourist Board.

Cash or cheques payable to Bosayne Guest House

Children aged 6-10 years old receive a 50% discount of the adult price when sharing with accompanying adult/s.

Children aged 5 years and under - free of charge.

Group bookings - When group bookings of over 6 (six) persons are accepted by the owners, deposit payment will only be accepted by credit/UK debit cards.

Arrival & Departure:

Check-in times for guests is 2.00pm unless agreed by prior arrangement.

Rooms are to be vacated by 10.00am on the morning of departure.

Insurance:

The proprietors will not be held responsible for any deaths, injuries or loss or damage to property including motor vehicles or to that of any guest, however caused.

Pets
Pets are not accepted in the main house, except Assistance Dogs.

Smoking

Bosayne Guest House is 100% non smoking. It is against the Law to smoke in our establishment.

Breach of this requirement will incur full cleaning costs of hard and soft furnishings in guest rooms. We reserve the right to request guests to vacate the Guest House for any continued or serious breach of this policy. All accommodation costs incurred will be demanded and early departure conditions will be implemented as detailed in the payment terms.

Deliberate de-activation of any part of the fire alarm system will be considered a serious breach.

Smoking may only be permitted within the front garden or car-park to the rear. All cigarette butts must be properly disposed of before entering the guest house.

Damage to fixtures & fittings

Guests are requested to report all damages to fixtures and fittings to ensure repairs/replacement procedures are implemented immediately and to safeguard the property and the ongoing comfort of everyone.

Guests will be liable for all breakages and/or damages caused during the period of stay howsoever caused. The owners reserve the right to claim full repair/replacement costs where it is considered that damage/breakage was caused through negligence.

Guests are strongly advised to take out personal travel/holiday insurance.

Bosayne Cottage

Deposit/Payment procedure
A non refundable deposit of 25% is payable upon booking. The balance of the total holiday cost is payable four weeks prior to the start of your holiday. Bookings within four weeks of arrival require full payment in advance.

Cancellation
If the client does not pay the balance fee at the prescribed time, we reserve the right to cancel the booking. In this event the deposit will be forfeited. If the client cancels after the booking is confirmed (notification of which must be given in writing) the full amount of the rent is payable, unless the property can be re-let. We therefore strongly recommend holiday insurance.

If we are able to re-let the accommodation (and every effort we be made to do so) all monies paid will be refunded, less the deposit.

Changes or cancellation by owners
Whenever possible all changes will be advised to you without delay. Should circumstances beyond our control require us to cancel a booking, we will, where possible, make alternative arrangements. Should these prove unacceptable and once instructions have been received in writing from you, a full refund of all monies will be paid.

Insurance
The proprietors will not be held responsible for any deaths, injuries or loss or damage to property including motor vehicles or to that of any guest, however caused.

Condition
We will always do our best to ensure that the cottage is clean and comfortable upon arrival and it would be appreciated if you leave it as you find it. All damages and breakages are to be reported

Guests will be liable for all breakages and/or damages caused during the period of letting howsoever caused (including pets). The owners reserve the right to claim full repair/replacement costs where it is considered that damage/breakage was caused through negligence.

Guests are strongly advised to take out personal travel/holiday insurance.

Proprietors reserve the right to enter the property if necessary during your stay but will provide prior notice whenever possible.

Arrival & Departure
The cottage will be available from 3.00pm on the day of arrival unless alternative times are mutually agreed.

The cottage is to be vacated by 10.00am on the day of departure.

Pets
Well behaved pets Pets by arrangement only. Assistance dogs have no restrictions.

Smoking

Bosayne Cottage is 100% non smoking. It is against the LAW to smoke in the cottage.

Breach of this requirement will incur full cleaning costs of hard and soft furnishings. We reserve the right to request guests to vacate the cottage for any serious or continued breach of this policy, without re-imbursement of letting costs.

Deliberate de-activation of any part of the fire alarm system will be considered a serious breach.

Smoking may only be permitted on the cottage patio or car-park in front of the cottage. All cigarette butts must be properly disposed of before re-entering the cottage.
